Wouldn’t that be a fabulous way to start the year off?!  Here are three of my most recent Lake Arrowhead Home sales.  These three sets of clients took advantage of our slowly blossoming market with perfect timing.  They each harnessed supreme interest rates combined with a home market tailing an upswing.  What do I mean by this?  Each of these brilliant couples locked in interest rates 4.5% or lower, as well as purchasing their home during this pivotal moment of a slight increase in home prices.  While most Southern California primary home markets have seen an giant increase in home prices, our Lake Arrowhead Home market – coined a second home market – has experience, and still is experiencing this change in slow motion.  There for, I am ecstatic for these new homeowners!

A couple of updates as well as a little exploration of a frequent buyer question.

First off – a Holiday Greeting.

Happy Thanksgiving!  Wishing you a memorable holiday.  May those memories include Lake Arrowhead – family – friends – cheer – and laughter.  Light your fires, carve that turkey, and put a little too much whipped cream on your oversized slice of pumpkin pie.

Next, I am happy to report – another house sold.  I continue to sell Lake Arrowhead loving every second of it.  I couldn’t imagine selling in any other place than the one I grew up and raise my own children in.  Watching each new home owner fills me with joy.  The anticipation of the new memories they will create is simply irreplaceable — and it all starts with me.  With that said, a congratulations is in order for the new owners of this beautiful mountain home!  I am thankful to have been selling Lake Arrowhead with you apart of the story.

I love working with buyers!  I love working with sellers too – but you can’t help but sense – the buyer is incredibly excited inside.  They are leveraging their hard earned efforts and cannot wait to get to the finish line.  Lately, while out showing homes I have – more than once – ran into an MLS remarks section reading, “BACK UP OFFERS ONLY”.  At first this annoyed me, and I’ll be honest as to why.  I am out showing – have plotted my map for the day – a buyer starts to arrange furniture mentally – I sense that – and there it is as plain as the daylight outside — “BACK UP OFFERS ONLY”!  A little embarrassing, yes at first.  Getting past my annoyed state brings me to the next sector of this dilemma.  Call the listing agent – Why is this Active in our MLS – when you clearly have it under contract?  Obviously, the listing agent is trying to do just for their sellers acquiring back ups in case the current deal does not work.  How do I really feel about this, ehh.

Ehh because our local board should take the effort to create such a status designated for homes listed for back up offers only.  The Regional MLS or CRMLS calls this B for Back Up.  This would enable hard hitting buyers to look at ALL options – and sellers who feel like they are in a shaky escrow a safety net.   That is where the negative stops.  Now for the positive.  Make a back up offer!  Do it!  Why not?  If the house is for you and this is the opportunity you have to own it — make the back up offer.  A buyer might be surprised.  I haven’t seen too many escrows fall out – but it happens – and it happens often enough to make the effort.  Have your agent do their homework,  obtain all the information they can so that you – a buyer can make an attractive yet fitting back up offer.

This argument could so easily falter into the need/non-need for two MLS services to accommodate one mountain —– but that will be saved for another day.

Since I was a wee young tot here in Lake Arrowhead – each year – I have been fortunate enough to enjoy one of Lake Arrowhead’s most popular events.

The Lake Arrowhead Art and Wine Festival!

I am not a wine connoisseur myself – nor an art collector – but have always enjoyed a good time with company and interesting conversation.

The festival is held at popular and private Tavern Bay Beach club which is opened to the public for the day.  The tickets can be purchased with one of the many sponsors including Mountain News, Triple Edge Financial, UCLA Conference Center, Arrowhead Lake Association, the Lake House , Bin 189 ….. there are a few others that can be checked out on the host’s site http://rotaryartandwinefestival.com/index.html.
